4. Our Fees
We may charge a broker fee for arranging your mortgage. The fee varies based on your circumstances and the product recommended.
The maximum fee we charge is £995
The exact fee will be confirmed before any application is submitted
Fees may be collected at offer stage or completion, as outlined in your Initial Disclosure Document (IDD)
Broker fees are non-refundable
If you withdraw your application after submission to a lender, the fee may still be payable
You may pay the fee:
From your own funds, or
Add it to your mortgage balance (interest will accrue over the term of the mortgage)
For remortgages, your conveyancer may release surplus funds on completion, including our fee — this must be paid to us within 1 business day.
Additional charges may apply if payments are not made within the required timeframe.

The lender may also pay us a commission, which will be disclosed to you before completion.
You will always receive a Key Facts Illustration/ESIS when considering a specific mortgage.
5. Ongoing Monitoring Service
Once your mortgage completes, we will stay in contact and update you periodically about your mortgage deal, including when your current rate is due to end.
You will automatically receive this service unless you ask us to stop.
Certain data may be retained to meet FCA regulatory requirements.
6. Intermediary Service
We provide advised mortgage services — we do not offer execution-only services.
We will:
Assess your circumstances
Research suitable products
Make a recommendation based on your preferences and needs
It is essential that the information you provide is accurate and truthful.
We may ask for supporting documents as required by the lender.
If we recommend a Buy-to-Let mortgage, please note that not all Buy-to-Let products are regulated by the FCA.
7. Mortgage Application Process
We will keep you informed throughout the application process.
We may refuse to proceed with an application if:
Information provided is inaccurate, misleading, or incomplete
Available products are not suitable for your circumstances
There is evidence of repeated applications and withdrawals
You fail Know Your Customer (KYC) or Anti-Money Laundering (AML) checks
For purchases, you must provide details of your solicitor, estate agent, conveyancer, and evidence of deposit funds when requested.

Bank statements
Payslips, P60s
Tax overviews or full accounts
Proof of deposit
